DIFFLEY: BACK TO BUSINESS BUILDING CLIENTS FOR LIFE

Vicky Diffley of the East Cobb office recently had to start her business all over again. After being out of the business for a year after a car accident, she had no idea where to begin. But with almost 20 years of real estate experience under her belt, it didn’t take her long to get back to business.

Multiple Closings and Listings

One day, Diffley received an email from a woman in Miami who had found her through the BHGRE Metro Brokers website. Upon talking with the woman, Diffley discovered she was the sister of her former neighbor of 17 years! Diffley worked with the woman and found her a home in Roswell that they closed on in July.

Diffley had two other closings in August from a walk-in at the office. A couple came in looking for an experienced agent and Diffley happened to be the only one in the office at that time. She listed their home for over $600,000 and had an executed contract within 48 hours. She also sold them a house in Suwanee which closed back-to-back with their Marietta home.

Diffley also recently listed a home where the clients were referred through her painter. “I’ve known my painter and referred him to many people over the last 15 years and last January I sold him and his wife a home in Marietta,” Diffley explained. “He never knew me on a professional level until I sold him a house and now he is referring me to his clients as well!” One of the painter’s referrals had a home to sell. She went on the listing appointment in August and listed their home last month after they completed their home renovations.

Follow-Up is Key

Diffley relies heavily on the Client Follow-up Program through the Personal Marketing Company. For $28 a closing, she gets to keep her name in front of her clients for five years. She also does an annual mailing to her client database. She sends desk calendars, ensuring that her phone numbers are right on her clients’ desks all year long!

“Last year I didn’t send out the calendars and I received so many calls and emails asking what happened to their calendars!” Diffley commented. “One of the clients I’ve worked with several times, even emailed me. I sold them a home about 10 years ago and then when they were reassigned (he works for the Secret Service), I listed and sold their home for them. I kept in touch with them even as they moved from Panama to Chile. Well when they didn’t receive their calendar, they emailed me asking about it and told me they would be in town for a visit and wanted to meet with me. After their next assignment, they plan to retire in Marietta and they want me to help them find their new home!”

Maintaining constant contact with past clients has been Diffley’s key to building future business through referrals and repeat-clients. As Diffley put it: “Clients for life are what I strive for in my business plan.”
