DOLL HOLDS OPEN HOUSE FOR 50+ VISITORS

Dennis Doll of the Hamilton Mill office has been in real estate for over 8 years and has tried to hold open houses every month since beginning his real estate career. Recently, at his May Super Sunday Open House, Doll received more than 50 visitors to his open house at 1127 Loganville Highway in Bethlehem, Ga.

A unique property, this home was advertised as a quaint Bed and Breakfast or the perfect backdrop for a wedding venue. Doll had received numerous calls about the property since getting the listing in November of 2010. To help determine how many were serious buyers and how many were just curious about the listing, Doll decided to hold the home open for the first time.

The first visitor to the home was a contact Doll had met a month earlier because of his interest in the home. After a quick walk-through, he told Doll that he was ready to write an offer.

“I think that holding the open house gave him a sense of urgency about purchasing the home,” Doll explained. “With the amount of people anticipated to come through the home, he was probably afraid he would lose out if he didn’t write an offer right then.”

Even though Doll received another contract on the property later that afternoon, the original visitor’s offer was accepted. They are set to close before the end of the month.

Another Open House and Multiple Closings

Doll has another great success story from an open house he hosted several years ago. He met a buyer who was not interested in the house being held open, but wanted to look at other properties. Doll showed him and his wife other homes and helped them to purchase a home. Later, Doll helped the wife’s parents purchase a home and the husband’s dad purchase a home. Recently Doll helped the parents rent out their home. In addition, the plant that the husband worked for relocated, so the original couple that purchased with Doll has their house listed for sale with him along with the homes of some of the husband’s coworkers. From that one lead at an open house several years ago, Doll has received multiple referrals and completed several transactions.

“Open houses are a great source of buyer leads and leads for the property,” Doll said. “They also show your sellers that you are proactive in getting their listing sold.”

The next Super Sunday Open House event is being held in conjunction with the National Association of Realtors® nationwide Open House event on June 5, 2011. Buyers can use the Super Sunday website (http://supersunday.metrobrokers.com/) to search the available open houses, and even plot their course using the Google Maps integration.
